What does a property manager actually do?

A good property manager runs the rental so you don't have to: marketing and screening tenants, collecting rent, coordinating maintenance, handling tenant communication and emergencies, keeping the lease compliant with Alberta's tenancy rules, and keeping you informed. In short, we turn an investment property into something closer to passive income.

How much does property management cost in Edmonton?

Fees vary quite a bit across Edmonton. Full-service management is usually charged as a percentage of monthly rent — commonly somewhere in the 8% to 15% range — and most managers also charge a one-time lease-up fee to place a tenant, often half a month's to a full month's rent, with some billing advertising on top. Structures differ enough that the headline rate rarely tells the whole story. The cheapest option can be the most expensive in the long run: a manager who isn't selective about who they place can cost you far more in turnover, repairs, and vacancy than they ever save you in fees. It's worth comparing what's actually included.

Should I hire a property manager or self-manage?

Both can work — it depends on your time, your distance from the property, and how many doors you hold. Self-managing one nearby unit is very doable. Managing remotely, juggling several units, or simply valuing your time tends to tip the math toward professional management. The fee is often offset by better tenant retention, faster turnovers, and fewer costly mistakes. We're happy to talk it through honestly, even if self-managing is the right call for you right now.

How do you screen tenants?

Every applicant goes through the same process: a full application, employment and income verification, a credit and background check, and landlord and reference checks. Once approved, we sign a compliant lease, collect the deposit, and document the unit's condition before move-in. The consistency is the point — it protects you and keeps the process fair.

Who authorizes repairs, and is there a spending limit?

We agree on a repair-authorization threshold up front. Routine repairs under that amount, we handle promptly so small issues don't escalate. Anything above it, we contact you for approval before proceeding — except in a genuine emergency, where we act immediately to prevent damage or protect safety and update you right away. We don't mark up maintenance.

How do evictions work in Alberta?

Evictions in Alberta follow the Residential Tenancies Act, which sets out specific grounds, notice periods, and process — whether for unpaid rent or a breach of the lease. We manage the process correctly from the first notice, and where a matter needs to go to the Residential Tenancy Dispute Resolution Service or court, we coordinate it. Thorough screening up front is what keeps evictions rare in the first place.

When and how do I get paid?

Once rent is collected and cleared, we disburse your funds by direct deposit on a predictable monthly schedule, with the full breakdown available in your owner portal. You'll always know what came in, what went out, and what's landing in your account.

What reporting do I receive as an owner?

Everything is available to you in your secure owner portal — leases, financial reports, invoices, and the documents tied to your portfolio — so you can see how things are performing whenever you want, without waiting on a fixed reporting cycle. If you hold several properties with us, each one's records sit in the same place.

Do you manage new-construction and multi-family properties?

Yes — it's a particular strength. AOF Property Solutions specializes in new-construction multi-family across the Greater Edmonton Area, the same segment our acquisition team focuses on. We understand warranty periods, lease-up of brand-new buildings, and the details that come with managing newer multi-unit properties.

What areas do you manage in?

The Greater Edmonton Area — Edmonton itself plus surrounding communities like Leduc and Spruce Grove, with particular depth in the newer growth corridors. If you're not sure whether your property is in our range, just ask.

Can you manage my property if I live outside Alberta?

Absolutely — most of the owners we manage for do. Our ground team handles everything that has to happen locally, from showings and inspections to maintenance and emergencies, and we keep you informed wherever you are. Being out of province is no obstacle to owning a well-run rental here.

Are you licensed and insured?

Yes. Our real estate professionals are licensed under the Real Estate Council of Alberta (RECA) through our brokerage, Professional Realty Group, and we carry appropriate insurance.
